Buying a Holiday Home in Turkey: Where to Buy, Costs and Rental Rules (2026)

A holiday home in Turkey costs from about $60,000 for an apartment in Yalova or Mersin to around $1 million for a villa in Bodrum, and foreigners can own it outright. The decisions that matter are where you buy, how you will use it, and whether you plan to rent it out, because short-term letting now needs a government permit.
Last reviewed November 2026. Prices are median asking prices from our own listings; rules are summarised for general information.
Where to buy a holiday home
| Area | Character | Median asking price (our listings) |
|---|---|---|
| Bodrum | Aegean, marinas, luxury villas | $994,000 |
| Antalya | Mediterranean, long season, direct flights | $109,000 |
| Yalova | Thermal resorts, ferry to Istanbul | $66,000 |
| Mersin | Eastern Mediterranean, lowest entry prices | $60,000 |
| Istanbul | City base on the Bosphorus and Marmara | $304,500 |

Apartment or villa?
An apartment in a managed complex is the low-maintenance choice: security, pool and gardens are covered by the monthly service charge. A villa gives privacy and a private pool but needs year-round care. Villas in our listings start at $136,000 with a median of $777,500. Compare the two in our property type guide, or browse villas for sale and apartments for sale.
Can you rent it out when you are not there?
Yes, with conditions. Law No. 7464 regulates the short-term rental of homes for tourism. A permit from the Ministry of Culture and Tourism is required before letting a home for 100 days or less at a time, and platforms are expected to show the permit number. In apartment buildings the application depends on the consent of the other owners. Lets longer than 100 days to the same tenant are ordinary tenancies and fall outside the permit regime.
If rental income is central to your plan, check the building's position on short lets before you buy, and read Airbnb investment rules and property management for overseas owners.
Running costs to expect
- Service charge (aidat): typically $30–$150 a month depending on facilities; see aidat explained.
- Annual property tax and compulsory DASK earthquake insurance.
- Utilities with standing charges even when the home is empty; see setting up utilities.
- Management or key-holding if you are abroad most of the year.
Buying costs and process
The purchase follows the same steps as any property in Turkey: tax number, bank account, legal checks, payment and title deed transfer. One-off costs are set out in our cost breakdown. Foreign buyers bringing funds from abroad may qualify for the VAT exemption on new homes. On protecting your payment, read escrow and secure payment in Turkey.
Staying longer: residence permits
Owning a home can support a short-term residence permit, which lets you stay beyond a tourist visit. Thresholds and conditions change, so check the current residence permit rules.
